Why a cleared drain stops up again, and what ends the cycle
Most repeat clogs are not new clogs. A cable punches a passage through the blockage, the water drops, and everything the cutter missed stays glued to the pipe. Within weeks the passage narrows and the sink is slow again. So our order of work is fixed: film the line, name the cause, then pick the tool. Hair and soap in a branch line come out on a cable. Kitchen grease, scale and root mats need the hydro jetter. A cracked hub or a section that has sunk needs a repair, and we say so instead of selling one more cleaning.
A hydro jetter is a hose with a nozzle that throws water backward and forward under high pressure. As it is drawn back through the line it peels grease off the full circle of the pipe, shaves roots level with the joints they came through and washes the loosened material downstream. Laguna Niguel's plumbing is not old by county standards: the median home dates from 1986, and 44 percent of the housing was built in the 1980s. Forty years is still long enough for a kitchen line to coat itself and for roots from a planted slope to reach a joint in the yard, and the camera tells us how much pressure the pipe in front of it should get.
What leaves your house enters the Moulton Niguel Water District's system: about 500 miles of sewer pipe, with 17 lift stations that pump sewage over the ridgelines on its way to treatment. The district looks after those mains. The lateral between the house and the main is another matter. Under the district's standards it is generally the customer's pipe, up to and including the wye where it meets the main, and the district can confirm that for your address. That lateral and every drain indoors are what we clean and film: kitchen and bath sinks, tubs, showers, the laundry standpipe and floor drains. The closing camera pass is kept beside the opening one, so before and after can be compared.
What a Laguna Niguel drain call includes
- State license #1131308 from the CSLB, in the C-36 Plumbing class
- Sewage backups taken under 24-hour emergency response
- A price in writing after the camera and before the cleaning
- Our written workmanship warranty on the job we perform
When a drain is telling you something
- Two or more fixtures draining slowly in the same week
- Air burping up through the toilet as the bathtub drains
- The same line stopping up again a few weeks after a cleaning
- Sewer odor in a bathroom, or outdoors near the cleanout cap
- Gray water rising in the shower pan during a laundry cycle
- In an attached home, a backup that arrives when the neighbor runs water
Camera before cable
The camera head goes down the cleanout or the fixture opening first, and you watch the screen with us: what the blockage is, where it sits, and what shape the pipe around it is in.
The tool that matches the cause
A cable deals with hair, soap and a soft plug close to the fixture. The jetter is brought in for grease, scale and roots, at a pressure picked for that pipe.
A second pass on film
With the line flowing, the camera travels it once more. A finished job shows bare pipe around the full circle, not a single channel cut through the buildup.
Keeping it open
You are left with the short list of things that put the clog there. Where a lateral runs under a planted slope, or a commercial kitchen feeds the line, we also suggest how often to come back with the jetter.
How we handle drains in Laguna Niguel
We are based in Laguna Niguel and clean drains in every part of Orange County. Half-finished cleaning shows up later as a backup at a worse hour, so four habits are fixed on our jobs.
Video at the start and at the end
You watch two recordings: the line as we found it and the line as we left it. The proof is on the screen, where you can judge it yourself.
The full pipe wall, not a tunnel
Jetting strips the buildup off the entire inner surface of the line. A tunnel bored through grease closes again, while bare pipe gives the next clog nowhere to start.
No caustic openers
We clean with pressurized water and, where a kitchen line needs upkeep, an enzyme product. Bottled caustic openers sit in the trap, eat at older metal and are a hazard to whoever opens the line next.
Broken pipe is named, not jetted
When the camera shows a split fitting, a joint that has slid apart or a low spot holding water, you see that footage before spending anything more on cleaning a pipe that needs a repair.
What a drain cleaning price depends on
Start with the way in. A cleanout by the foundation, or the trap below a sink, asks for little setup. With no cleanout, the way in is a pulled toilet or a vent on the roof. On Laguna Niguel's sloped lots the cleanout can be hidden in ground cover or sit partway down a bank. And in the attached homes that make up about a fifth of the city, the stoppage may be in a stack or building drain that belongs to the association instead of to one unit.
The line and the method come second. Running a cable down one bathroom branch is small work. Sending the jetter through an entire lateral, from the building out to the district's main, is a good deal more, and a long run takes extra time to locate and film. If the camera finds a section that has failed, that becomes a separate repair with its own written price. The City of Laguna Niguel's residential permit application names sewer connection and sewer cap among its plumbing items, and the City takes permit applications through its Online Permit Center.
You get the number in writing once we have seen inside the pipe, and no cleaning starts until you accept it.
Drain cleaning around south Orange County
Every drain call is handled from Laguna Niguel, whether the address is a few streets from us or in another of Orange County's 34 cities or its 5 unincorporated communities.
Laguna Niguel and Aliso Viejo
Kitchen lines and laterals from Niguel Summit to the streets along Crown Valley Parkway, and in Aliso Viejo, where roughly one home in three sits in a building of five units or more and a drain stack is often shared.
Laguna Beach and San Juan Capistrano
Laguna Beach has the oldest housing around us, with a median build year of 1964, so its laterals meet the camera before any pressure. San Juan Capistrano's sewers changed hands in November 2021, when the City's system went to the Santa Margarita Water District.
Laguna Hills, Laguna Woods and Ladera Ranch
Laguna Hills is divided between two sewer districts. In Laguna Woods Village the housing mutuals handle common areas, and El Toro Water District does not take on private laterals. Ladera Ranch was built mostly from 2000 to 2009, so a clog there more often comes from what went down the drain than from the pipe.
The rest of Orange County
From San Clemente at the county line to the cities along the county's northern edge, a stopped drain gets the same camera, cable and jetter, brought from Laguna Niguel.
Short answers about drains
Hydro jetting does no harm to pipe with a sound wall, whatever it is made of. Pipe that has already thinned or come apart is different, and that is the reason the camera always goes first: a joint that has separated, or cast iron worn to a shell, is flagged for repair and never meets the jetter.
The two machines do different jobs. A cable is a spinning cutter on a steel spring: it opens a hole, and the fixture drains again. A jetter washes the coating off the whole length of the run, which is why a jetted kitchen line or lateral tends to go far longer before it needs attention.
ABS, PVC, copper and cast iron drains in good shape are everyday jetting work. When roots are in the lateral, or settling ground has moved a joint, the line is filmed first and then cleaned at a lower pressure, or repaired if that joint has let go.
Drain work is priced job by job: which line it is, how we reach it, which machine the cause calls for and how long the locating takes. What does not vary is the order: camera first, then one price in writing that you can accept or decline before any work.
A house rarely needs jetting on a calendar. The exceptions are a restaurant or other commercial kitchen, and a home whose lateral runs under a rooted slope or a row of trees. For those, a set visit once or twice a year keeps grease and roots from building up to a backup.
